This suburb grew up as the heart of the St George district, and its housing tells that story in layers. Federation and inter-war double-brick cottages line the leafy streets near Regent Street.

Mid-century brick villas fill the blocks behind them. Closer to St George Hospital, a dense core of newer high-rise apartments has grown up around the medical precinct.

Kogarah sits on gently undulating shale terrain, and that ground moves more than most owners realise. Reactive clay derived from the local shale shifts with the seasons, swelling when wet and shrinking when dry.

Vitrified clay drains laid under the Federation cottages were never built to flex with that movement. Over decades the pipe joints separate, letting roots and soil in, and a slow drain becomes a full blockage without warning.

Renovations turn up a second, unrelated issue just as often. Older gas fittings and service runs from the inter-war and post-war years get flagged the moment a kitchen or bathroom is opened up, well before any emergency call is made.

A burst under a Federation floor, a ceiling stain spreading fast or any hint of gas are all call-now situations here. So is a hot water system that quits on a cold morning, given how many storage units in this suburb are already overdue for replacement.

Jubilee Stadium sits nearby, and Dragons NRL home games can bring crowds through on match days. That's texture on the calendar, not a factor in when we respond.
